A Modest and Modern New-Build in Scenic Ballyheigue
Set in the stunning landscape near Ballyheigue, this new-build home has been thoughtfully designed to embrace its natural surroundings while adhering to local planning policies. The project was granted planning just before Christmas, marking a significant milestone for the homeowner after a previous application had been refused with another designer.

After a detailed review of the Kerry County Council Planning Policy, we approached the design process with care and precision, ensuring every element met the necessary requirements. The result is a simple yet elegant home design that balances functionality, aesthetics, and its environment.

Key features of the design include:
-
Optimised Views: The house layout ensures that the living spaces overlook the sea, providing breathtaking views while keeping the practical elements, like parking, tucked away at the back.
-
Natural Integration: A dark metal cladding paired with extensive glazing helps the home nestle seamlessly into the surrounding landscape.
-
Planning Precision: A photomontage was created to demonstrate how the house fits into its environment, ensuring a smooth planning process.

This project is a testament to the importance of thoughtful, site-specific design and collaboration with local planning guidelines. We’re excited to see this home move to the build stage, where it will bring together modern living and the beauty of its surroundings.
